Ratings in this sample: Satisfactory = functioning as observed · Monitor = condition to watch · Recommend Repair/Further Evaluation = action suggested.

Roof

Sample inspection photograph of an asphalt shingle roof with worn shingles
Photo 1 — South-facing roof slope, asphalt shingle covering.

Observation: The asphalt shingle covering shows an overall age-consistent condition with localized curling and granule loss on the south-facing slope (Photo 1). No active leaks were observed from the interior at the time of inspection.

Recommendation: Monitor the worn areas annually and budget for professional evaluation of the covering. A licensed roofing contractor can estimate remaining service life.

Limitation: Portions of the north slope were not walked due to roof height and condition; they were viewed from the ground.

HVAC

Observation: The gas furnace and air conditioning responded to normal thermostat controls at the time of inspection. The air filter was found heavily loaded (Photo 2 — not shown in sample). The filter size is 16×25×1.

Recommendation: Replace the filter and continue seasonal professional maintenance on both systems. Estimated manufacture date of the outdoor unit: 2015 (fictional).

Electrical

Sample inspection photograph of a residential electrical panel with a breaker showing scorch marks
Photo 3 — Main service panel, scorching at one breaker position.

Observation: Scorching was observed at one breaker position within the service panel (Photo 3). The affected circuit was not identified as active at the time of inspection. Panel manufacture date: 2001 (fictional).

Recommendation: Further evaluation by a licensed electrician is recommended before closing. Do not treat this as a diagnosis — the report documents the observed condition for the qualified professional to assess.

Plumbing

Sample inspection photograph of a water heater with staining at the base
Photo 4 — Water heater, staining at base of unit.

Observation: The water heater responded to normal fixture demands. Rust staining was observed at the base of the unit (Photo 4). No active supply leaks were observed under sinks or at visible piping. Water supply was on at the time of inspection.

Recommendation: Monitor the staining for active weeping; the unit's estimated age (2012, fictional) places it near the end of typical service life — plan for replacement.

Moisture Findings

Observation: Localized staining was observed on the primary bedroom ceiling (sample photo omitted). Moisture meter readings at the stained area did not indicate elevated moisture content at the time of inspection.

Recommendation: Ask the seller about the history of the staining and monitor after the next significant rainfall. If staining spreads or readings rise, further evaluation of the roof or plumbing above is recommended.

Safety Concerns

Observation: One kitchen receptacle did not respond to GFCI testing, indicating missing or failed GFCI protection. The water heater's T&P relief valve discharge pipe terminated at an accessible height (satisfactory).

Recommendation: Have a licensed electrician provide GFCI protection at the affected receptacle. Smoke and CO detector presence is documented in the full report; testing of alarm response is recommended for the occupants.

Recommendations Summary

  • Further evaluation of the panel by a licensed electrician (priority).
  • GFCI protection at the kitchen receptacle (safety).
  • Monitor roof wear, water heater staining, and ceiling staining.
  • Routine HVAC filter replacement and seasonal maintenance.

Inspection Limitations

This sample inspection was performed in accordance with a residential standards of practice and was visual and non-invasive. Limitations in this sample included:

  • North roof slope not walked (height/condition) — viewed from the ground.
  • Storage blocked portions of the garage and one bedroom closet.
  • Furnace/AC evaluated by normal operating controls only; no disassembly.
  • Hidden or concealed defects are excluded from the scope of any visual inspection.
